Nomad real estate prices nearly double in five years as record-breaking listing hits the market

Prices in Nomad shot up a whopping 43 percent over the past five years, according to a new index from CityRealty, a marked increase that the developers of 212 Fifth Avenue may have been aware of when they put a $68.5 million price tag on their building’s triplex. If the sprawling apartment sells for anywhere near its asking price, it will set a record as the most expensive sale in the neighborhood, where other new developments have already raised the ceiling on the area’s sale records.

Spotlight: The Museum of Math’s Cindy Lawrence on making math a fun and interactive endeavor

In a city with a museum in an elevator shaft and another all about transit history, it should come as no surprise that there's a museum dedicated to math. Located across from Madison Square Park, the National Museum of Mathematics is an institution devoted to the numerous possibilities that numbers hold. Since opening in 2012, MoMath has been a place for visitors of all ages to gets hands on with the subject through interactive exhibits that explore conundrums like how it's possible for a square-wheeled tricycle to pedal on a circular, curved surface. And as of last week, the museum offers the chance to drive remote-controlled cars on either a Möbius strip or a trefoil track in the newly opened Twisted Thruway. 6sqft recently visited the museum to speak with Executive Director and CEO Cindy Lawrence about the importance of making math interactive and most importantly, fun.

Alec and Hilaria Baldwin continue house hunt with $16.6M Nomad condo

FXFowle’s NOMA condo rises in ‘neo-Bauhaus’ style at the crossroads of Manhattan

Earlier this year, sales launched at The NOMA, a 55-unit ground-up condominium developed by Alchemy Properties and designed by Daniel Kaplan of FXFowle Architects. The 24-story building is distinguished by a gray-brick skin and ribbons of gridded windows that pay homage the area's industrious roots. The "neo-Bauhaus" exterior references the older loft buildings from the early 19th century, the clean lines of the Bauhaus movement, and the massing of the parade of newer residential towers that have cropped up along Sixth Avenue in Nomad.

Vintage 1901 film captures the infamous 23 Skidoo of the Flatiron

The Flatiron building is best known for its angular form and its striking architectural details. But back in the early 1900s it gained notoriety for something far less virtuous: the 23 skidoo. Because the Flatiron building sits at the intersection of 5th Avenue and Broadway, which together form a sharp angle, winds will often collect to create currents strong enough to lift a woman's skirt. While by today’s standards bare legs and ankles aren't worth taking note of, back then this sight was a real treat for the fellas. As such, hordes of men would flock to 23rd Street in hopes catching one of the many old-timey wardrobe malfunctions that occurred throughout the day. In fact, according to Andrew S. Dolkart, professor of Historic Preservation at the Columbia's Graduate School of Architecture, Planning and Preservation, the number of men who gathered would sometimes become so disruptive that police would have to shoo them away!

Dutch actor Michiel Huisman, well-known for his role as rugged lover/fighter Daario Naharis on HBO's "Game of Thrones," has purchased a big, sunny corner loft in the Macintyre Building at 874 Broadway in the Flatiron district for $2.2 million, according to Luxury Listings and city records. Like the character Huisman portrays, the two-level loft is charmingly rough at the edges yet undoubtedly handsome.

City Says Yes to Bronx Complex, No to Flatiron Site for Affordable Housing Plan

The New York City Planning Commission has voted to approve a boutique condominium project on Manhattan's west side without the mayor's new Mandatory Inclusionary Housing plan in place, the New York Times reports; a much larger development in the Bronx also got the green light, and will be among the first to be included in the new affordable housing program. 6sqft reported previously on the controversy over whether a 17-story condominium slated to replace a parking lot and two low rise buildings at 6th Avenue at West 18th should be among the first recipients of the mayor’s new mandatory inclusionary housing (M.I.H.) program. Both the city and the project's developers, Acuity Capital Partners, made the argument that the proposed project is “more of a rejiggering of the zoning than an enlargement,” and therefore does not fall under the M.I.H. rules.

Sixth Avenue Adorama Site May Be the First Battle Over Mayor’s New Housing Program

The New York Times reports on what is looking like the first of many fights involving the mayor’s new mandatory inclusionary housing (M.I.H.) program which went into effect earlier this year. While the project, a 17-story condominium slated to replace a Manhattan parking lot and two low-rise buildings–one of which houses the venerable Adorama camera store–may not be especially noteworthy, as one of the first developments that may use the new zoning/housing rules, the outcome has the potential to affect thousands of lower-income units in the future. So it's worth following the outcome, even though, as City Planning Commissioner Carl Weisbrod puts it, "like any legislative action, it will take time for every scenario to play out.”
