Landmarks Approves Collegiate School Redevelopment: 66 Condos and Garden Planned

The development team involved in the rehabilitation and redevelopment of the Collegiate School academic buildings adjacent to West End Collegiate Church announced yesterday that their two-building scheme has been unanimously approved by the Landmarks Preservation Commission. Situated in the West End Collegiate Historic District on the Upper West Side, the residential development at 260 West 78th Street and 378 West End Avenue is being developed by the Collegiate Churches of New York and designed by Rick Cook of COOKFOX Architects. Funds generated by the development will be used to support the Collegiate Church's charitable and housing programs, as well as maintain its landmarked Dutch-Flemish Renaissance Revival campus.

Turkish Consulate’s New Tower Across From UN Finally Moves Ahead, Offices and Apartments Planned

After more than three years on the drawing board, the replacement tower for Turkey’s Consulate General and Permanent Mission to the United States at 821 First Avenue is finally moving forward. First announced in 2012, the proposed project, known as the Turkevi Center, has commissioned Perkins Eastman as the architects of record. The building will house new offices for the consulate, and diplomatic residences for permanent staff and visitors above.

New Renderings of Vinoly’s 125 Greenwich Street, Downtown’s Future Tallest Residential Skyscraper

On the 14th anniversary of the day that caused the city to question our skyward building ambitions, we give you a new look at lower Manhattan's future tallest apartment tower, 125 Greenwich Street. Not only has the city regained its confidence in building high again, but it has now been feverishly erecting 1,000-plus-foot supertall towers at a faster rate than nearly any other global metropolis. This particular residential spire will soar 77 stories and roughly 1,100 feet high, some 200 feet taller than downtown's next tallest ground-up residential buildings, 30 Park Place (937 feet) and New York by Gehry (870 feet).

REVEALED: Massive Mixed-Use Development at Red Hook’s Revere Sugar Factory Site

The housing-design experts at Magnusson Architecture and Planning (MAP) have hashed out a feasibility study to redevelop the Revere Sugar Factory site in Red Hook with a 1.7 million-square-foot development to include more than 900 apartments, 250,000 square feet of retail, and 400,000 square feet of parking. The six-acre site at 280 Richards Street is owned by the Joesph Sitt-led, Thor Equities, who purchased the parcel back in 2005 to the tune of $40 million, according to the New York Observer. The vacant parcel juts out 700 feet into the Erie Basin, and sits between the Ikea parking lot and the Red Hook Stores building home to Fairway Supermarket (and Michelle Williams, of course). Though MAP's rendering date back to 2007, they have yet to be publicized, and we have the first look here.

First Look at the Amenities in Queens’ Tallest Residential Skyscraper 28 on 28th

In December we broke the news that 42-12 28th Street, known as 28 on 28th, in Long Island City would top out at 58 stories and 648 feet. Now, Goldstein, Hill & West's (GHWA) affiliated interior design firm, Whitehall Interiors NYC, has given us our first look at the amenities of Heatherwood Communities' upcoming rental tower. The perks include a swimming pool and attended parking garage–and they also give us a glimpse of how the units themselves may be designed. The construction site already has steel re-bar poking up above street-level, meaning the tower will soon race skyward, eventually taking its place as the tallest residential skyscraper in New York City outside of Manhattan.

A New Bjarke Ingels or Rem Koolhaas-Designed Development Could Be Coming to the High Line

The High Line is continuing its trajectory as the destination for the city's most exciting new architecture, and it looks like another starchitect could soon join the already impressive roster of designers making their mark on the area. The New York Post reports that HFZ Capital Group is currently in the works to bring a "monumental" new structure to a lot located next to the elevated park at 76 11th Avenue—a site that spans from 17th to 18th and across 10th to 11th Avenues. Although the parcel is still in contract (expected to close in April), HFZ has reportedly already tapped Bjarke Ingels (BIG) and Rem Koolhaas for initial drawings, which were revealed by the company's head, Ziel Feldman, yesterday at the Young Men’s/Women’s Real Estate Association luncheon. The renderings are said to show "triangular structures that won't block views".

Here's our first look at 1 Flatbush Avenue, a 19-story, 160,000-square-foot mixed-use building planned for the very visible corner of Flatbush Avenue and Fulton Street in Downtown Brooklyn. Images on the website of Ryder Construction show a dignified building that blends with its streetscape. Slate Property Group is listed as the owner of the site and Goldstein Hill & West Architects (GHWA) as the architects.

Long Island City Tower Will Be Tallest Residential Skyscraper in NYC Outside of Manhattan

The tallest residential building in the outer boroughs is underway, and no, it's not going to be in boomtown Brooklyn, but rather along the rapidly evolving corridor of Queens Plaza in Long Island City. 42-12 28th Street will soar 57 stories from an 18,000-square-foot lot and will contain 447 luxury rental units. At its 635-foot projected height, it will be just 20 feet shy of the current outer borough tallest, One Court Square (the "Citi" building). Recently posted images on Goldstein Hill & West's revamped website reveal some new aspects of the project, including its ground-level street frontage and an "extensive" amenity package to include a swimming pool directly linked to an outdoor roof deck.

5Pointz Developer Wants to Use Iconic Name for New Residential Towers

The whitewashing and subsequent demolition of Long Island City graffiti mecca 5Pointz was painful enough for the arts community, but now G&M Realty, the developer responsible for the loss, wants to trademark the 5Pointz name and use it for their new residential towers at the site. And artists are not happy, saying the developer is trying to bank off their name. G&M is planning two towers for the site, at 41 and 47 stories, that together will hold 1,000 rental units. The developer submitted an application to the United States Patent and Trademark Office in March to trademark "5Pointz," but it was initially rejected in June for being too similar to another registrant. G&M now has six months to respond to the decision.

We often think of the street grid as New York's greatest "master plan." Officially known as the Commissioners' Plan of 1811, this put in place the original, gridded street pattern that we still know today. But there have been several other master plans that took shape on a smaller scale within the linear configuration of Manhattan. These planned communities were largely conceived to transform blighted or underutilized areas into suburban enclaves or peaceful oases within the big city. And just like the neighborhoods that grew organically among the street grid, these master-planned areas each have a unique character. Domino Sugar Factory Development Will Overburden Local Infrastructure, Says Zoning Comittee

Two Trees Management’s sweet deal with the city for the former Dominos Sugar factory site could cause a toothache for the City Council and local residents. The historic complex, with its charming yellow sign, has been part of Brooklyn’s landscape since 1882, when it opened as the largest sugary refinery in the world. Now plans for the 2.2 million-square-foot multi-use project, designed by SHoP Architects, are causing concern that it could house more people than the Brooklyn neighborhood can handle.

400 units of affordable housing approved for 5 World Trade Center

The 900-foot-tall mixed-use skyscraper planned for 5 World Trade Center will include 400 units of affordable housing, a slight increase from the original proposal. After stalled negotiations, the Public Authorities Control Board on Thursday approved the mixed-use development at 130 Liberty Street, which calls for 1,200 new apartments, one-third of which will be permanently affordable to New Yorkers earning between 40 and 120 percent of the area median income. Plus, 20 percent of the affordable apartments will be offered to individuals who lived or worked in the neighborhood on September 11, including first responders and families of victims. Construction is scheduled to start next year, Gov. Kathy Hochul said.

Jersey City’s Hudson Exchange begins construction of 60-story second phase

Ground has broken on the second phase of Hudson Exchange, one of Jersey City's largest and most anticipated redevelopment projects. Located at 420 Marin Boulevard, the 1.3 million square foot development will feature a 60-story mixed-use tower with 802 luxury rental apartments and 115,000 square feet of retail space. Developed by Brookfield Properties and G&S Investors, the property will also include pre-leased ShopRite supermarket space.

NYC’s first multi-family geothermal project tops out in Coney Island

New York City's first multi-family geothermal project has topped out in Coney Island. The residential development at 1515 Surf Avenue will include 463 apartments, of which 139 will be designated as affordable. The building's geothermal system will use the Earth to heat and cool the property and power its water systems, eliminating the need for equipment that would run on fossil fuels.

New renderings show off NYC’s first professional soccer stadium

Renderings have been unveiled for New York City's first-ever professional soccer stadium. During a Queens Community Board 7 meeting last week, Related Companies, Sterling Equities, and the NYC Football Club (NYCFC) presented new renderings for the Willets Point Revitalization Plan, a massive mixed-use development planned for Queens that includes a 25,000-seat stadium, a 250-room hotel, a 650-seat public school, over 40,000 square feet of public open space, retail space, and 250,000 affordable housing units. The stadium is scheduled to open in time for the 2027 season.

Huge light installation coming to site of proposed Midtown East casino near the U.N.

An impressive light installation will debut this fall at the storied 7-acre vacant site near the United Nations in Midtown East. Stretching from 38th to 41st Streets on First Avenue, and designed by world-renowned artist Bruce Munro, "Field of Light" will include an array of 17,000 flower-like lights that will serve as a "beacon of freedom and hope around the world." Opening in September, the free and public installation is being paid for by the Soloviev Group, the firm which has proposed constructing a mixed-use development dubbed Freedom Plaza on the undeveloped property, anchored by one of three casinos planned for the New York City area.

See Jersey City’s $500M plan to redevelop a public housing complex into massive mixed-use community

An innovative plan to redevelop a public housing project in downtown Jersey City into a massive new community with over 600 units of housing is moving forward. The Jersey City Housing Authority (JCHA) voted to select WinnDevelopment to oversee the revitalization of the 80-year-old Holland Gardens complex, which involves razing all five existing buildings and constructing four new high-rise towers that will be home to senior housing, for-sale condos, public housing units, market-rate rentals, and community space. The $500 million project will be about 50 percent affordable, Mayor Steven Fulop announced last week.

Hochul, Adams reach agreement on financing for Penn Station rebuild

Gov. Kathy Hochul and Mayor Eric Adams announced Monday that they have reached an agreement on who will pick up the tab for the planned reconstruction and expansion of Penn Station and the redevelopment of the surrounding area. The financial agreement between city and state assures that a consistent level of property tax revenue is maintained and underscores a commitment to not raising taxes or transit fares by using funds from privately financed development to help pay for the project.

Developers behind Harlem’s One45 withdraw plan after opposition from local council member

A proposal to bring two new residential towers with hundreds of affordable housing units to a largely vacant lot in Harlem was scrapped by developers this week. Late on Monday, the developer withdrew the project, known as One45, a few hours before it was set to be voted on by a City Council committee, as Patch first reported. The plan involved two mixed-use towers on the corner of West 145th Street and Lenox Avenue with a total of 915 apartments. The proposal faced fierce opposition from local Council Member Kristin Richardson Jordan, who argued that the new development would displace Harlem's Black residents and contribute to gentrification. Without the zoning changes needed to build One45, the developers could construct a condo building with no affordable housing, a self-storage facility, and a community facility.
