Plan for mini beach and waterfront esplanade at Bushwick Inlet Park moves forward

The city's plan to bring a waterfront park and small beach to Greenpoint is moving forward. The Parks and Waterfront Committee of Brooklyn's Community Board 1 earlier this month approved a revised design from New York City Parks and architect firm Abel Bainnson Butz for a 1.9-acre passive park at Bushwick Inlet Park. The nearly $10 million project redevelops and remediates a section of land known a the Motiva parcel, which is bounded by Kent Avenue and Quay Street and North 14th Streets.

200-name affordable waitlist opens at new rental near Greenpoint waterfront, from $2,100/month

A lottery launched on Friday for placement on a 200-name waitlist for apartments at a new rental building in Greenpoint. Located at 197 Freeman Street, the building features amenities including on-site laundry, fitness center, bike storage, indoor garage, and a landscaped roof deck with sweet views of Manhattan. New Yorkers earning 130 percent of the area median income can apply. Apartments range from $2,100/month studios to $3,219/month two-bedrooms. Eligible applicants will be randomly selected and placed on the waitlist for future vacancies.

A housing lottery launched on Thursday for 29 income-restricted apartments in Williamsburg. The Kent House, located at 187 Kent Avenue, sits a block in from the waterfront and between two popular green spaces, Bushwick Inlet Park and Domino Park. New Yorkers earning 80 and 130 percent of the area median income can apply for the apartments, priced between $1,101/month studios and $2,710/month two-bedrooms.

Halstead Real Estate reports that their Greenwich, Connecticut-based agent Christopher Finlay just represented the state's highest-priced sale of this year. Applications are currently being accepted to replenish a 150-name waitlist for middle-income units at the Waterside Plaza complex in Kips Bay. The four-tower, 1,400-unit development sits next to the East River and runs between East 26th and East 29th Streets. New Yorkers earning 130 and 160 percent of the area median income can apply for the apartments, which range from a $2,092/month studio to a $3,664/month three-bedroom.

$20.3M penthouse on the Brooklyn Heights waterfront is borough’s most expensive sale ever

Back in October of 2018, a $20 million penthouse in Brooklyn Heights' Quay Tower went into contract. It's now closed (virtually!) for $20,301,000, making it the borough's most expensive residential sale ever. It takes the crown from the $16.7 million penthouse Matt Damon bought in late 2018 at The Standish, also in Brooklyn Heights. Andrew Anderson of Douglas Elliman, who facilitated the sale, said: "Closing on the most expensive residential sale in Brooklyn history at this period in time is a testament to the beautiful, serene homes created at Quay Tower and the desirability of waterfront living in Brooklyn Heights."

Meryl Streep’s waterfront Tribeca penthouse finds a buyer for $15.8M

Roughly a year and a half after it was first listed, Meryl Streep has sold her Tribeca penthouse for $15.8 million, the Wall Street Journal reports. Located in the waterfront River Lofts condominium, the 4,000-square-foot residence has four bedrooms and a landscaped terrace that wraps around three sides of the penthouse. The revered Oscar winner bought the home with her husband, Donald Gummer, for $10.13 million in 2006. It was initially listed for $24.6 million in the summer of 2018. Following a broker switch, the price was slashed to $18.25 million, and it was relisted last August. Listing agent Juliette Janssens of Sotheby's International Realty—who held the most recent listing with Allison Koffman—told the Journal that despite selling for 36 percent less than the original asking price, the final sale still reflects a "very strong number" for today's market.

East Midtown Greenway, $100M link in a connected Manhattan waterfront loop, breaks ground

The creation of the East Midtown Greenway (EMG), a 1.5-acre public space stretching from East 53rd to 61st Streets along the waterfront, got underway Friday. The project, to be completed by 2022, is part of the Manhattan Waterfront Greenway initiative to wrap the entire perimeter of Manhattan with accessible public spaces and safe bicycle paths. The midtown space will close one of the largest remaining gaps in the $250 million city initiative, announced by Mayor de Blasio in 2018, to connect 32 miles of Manhattan waterfront esplanade.

Two Trees exploring a new Williamsburg waterfront park and development next to Domino Park

Developer Two Trees has begun convening meetings with Williamsburg residents in the early stages of planning a future waterfront park and development in the neighborhood. As Brownstoner reported, the site under consideration is comprised of three lots owned by Con Edison on River Street between Grand Street and North 3rd Street, right between Grand Ferry Park and Two Trees’ popular Domino Park. The new park would thus connect the existing parks “and take a giant step towards creating a contiguous waterfront park that extends from the Navy Yard to Newtown Creek,” Two Trees notes.

New renderings reveal amenities at Eliot Spitzer’s Williamsburg-waterfront development

New renderings of 420 Kent Avenue, the Williamsburg waterfront development located just south of the Williamsburg Bridge, offer a first peek at the building’s amenity package as the project enters its final phase of construction. Set to open for leasing in August, residents will have access to more than 25,000 square feet of indoor amenities, in addition to 80,000 square feet of outdoor space—including an outdoor pool and a 400-foot-long waterfront esplanade—and 20,000 square feet of retail space. The development’s public esplanade will link the entire Brooklyn waterfront and is set to officially open on July 4th—just in time to give Williamsburg residents a front-row seat to the Macy’s Fireworks Show on the East River.

Eliot Spitzer’s Williamsburg-waterfront development opens lottery for 121 low-income units

Back in June, an affordable housing lottery launched for 65 apartments at one of Spitzer Enterprises’ trio of rental buildings along the South Williamsburg waterfront known as 420 Kent. These apartments were located in the northernmost of the ODA-designed glassy towers. Now, a second lottery has come online (20 percent of the development's 857 units are affordable) for 121 low-income apartments at the southern piece of the complex. These residences are reserved for households earning 60 percent of the area median income and range from $867/month studios to $1,123/month two-bedrooms.

Designs sought for two new waterfront parks in Inwood

Mayor Bill de Blasio's administration is seeking ideas for two new waterfront parks in Inwood, as first reported by Curbed. The city's Economic Development Corporation released a request for proposals on Monday for a consultant or team to design a pair of parks along the Harlem River in the Manhattan neighborhood. The plan falls under the Inwood rezoning, which was approved last August and intends to deliver $200 million in public investments. During the process, stakeholders pushed for new open space and upgraded parks to be included in the rezoning, as the waterfront remains inaccessible to many in the community.

City releases Gowanus rezoning draft with a focus on waterfront resiliency

The Department of City Planning on Wednesday released a draft of its plan to rezone Gowanus as a way to bring more affordable housing, jobs, and community resources to the Brooklyn neighborhood. In the works for nearly three years, the proposal includes a waterfront access plan that creates public walkways centered around the canal, as well as builds a more resilient shoreline.

173-unit project planned for the Greenpoint waterfront moves forward

New permits were filed this month for a 14-story development on the Greenpoint waterfront, a residential project 6sqft first reported on over two years ago. According to the documents filed with the city's Department of Buildings, 173 units are planned for the Brooklyn development at 53 Huron Street, which faces the East River and stretches a block to West Street (h/t YIMBY).

See the waterfront site in Long Island City where Amazon will bring its new mixed-use campus

Amazon officially announced on Tuesday its plan to bring its second headquarters to Long Island City, following a 14-month long contest among hundreds of cities across the country. The company will also open a second new headquarters in Arlington, Virginia, with each location expected to house 25,000 new employees; Nashville will become home to Amazon's "Operations Center of Excellence," equipped for 5,000 full-time jobs. In Queens, Amazon intends to construct the mixed-use complex across both public and private sites that sit along the East River, in an area known as Anable Basin. Although the HQ2 project still must undergo a public and environmental review, as well as a possible rezoning, the tech company said it will receive over $1.7 billion in incentives from New York State for its project, which is expected to cost over $3.6 billion, and has the potential for another $1.3 billion "as-of-right" benefits from New York City.

Waterfront Access Map makes it easier for New Yorkers to get to the shoreline

Fresh off the news that the city will invest over $250 million to connect and green 32 miles of Manhattan waterfront, it's become easier for New Yorkers to access the existing waterfront spaces open to the public. The Department of City Planning has just released the Waterfront Access Map, a tool to help you find one of the 200 open spaces situated along the city’s 520 miles of shoreline. It was released to mark the 25th anniversary of a 1993 zoning change that mandated public access to the city’s shoreline whenever a waterfront property is redeveloped.

City will spend $250M+ connecting and greening 32 miles of Manhattan waterfront

The NYCEDC, the NYC Parks department and NYC DOT announced today the results of a study on how to close the 32-mile loop of the Manhattan Waterfront Greenway along with plans to invest over $250 million to get the project started in Inwood, Harlem, East Harlem and Midtown. The Manhattan Waterfront Greenway announcement outlines a strategy for connecting open waterfront spaces that total over 1,000 acres that will add about 15 acres of quality open space and integrate the Greenway into surrounding neighborhoods.
